Thornton Place

Thornton Place was once the site of an intense public/private battle. The community wanted to daylight Thornton Creek, a waterway that was trapped for 50 years in an underground drainage pipe. They also desired a vibrant, walkable project that would bring new housing and entertainment options to the neighborhood. The landowner and previous developers, on the other hand, wanted to maximize the development potential of the site and proposed little or no public amenity. For three-years, Lorig worked in close public-private-partnership with the City of Seattle, King County and a "Northgate Stakeholders Group" convened by City of Seattle Mayor Greg Nickels to develop a plan that helped break a log-jam that had stymied previous development efforts. While previous developers had resisted, Lorig embraced the "Storm Water Quality Channel" concept proposed by Seattle Public Utilities – then, as Master Developer, negotiated the purchase of the site from the Northgate Mall owner, sold pieces to its public/private development partners (Seattle Public Utilities, METRO, ERA Care) and retained the majority of the site to develop into a mixed-use, mixed-income community. The finished project includes 50,000 square feet of retail space, a 14 screen cinema, 387 market rate & workforce apartments all constructed over an 850-stall parking garage.

Market Place Offices & Market Place North

Over twenty years ago we developed two key blocks at the north end of Seattle’s Pike Place Market, transforming them from vacant and underused lots into a vibrant mixed-use community. Among the first to recognize the area's potential, we brought offices, retail and residential opportunities for people to work and live. In eight separate buildings we created over 120,000 square feet of office space, 30,000 square feet of shops and restaurants, the Seattle Athletic Club, and 154 condominiums. Like many Lorig developments, this project pioneered the way for the revitalization of this historic neighborhood. Again, we demonstrated that with vision and execution, quality developments can have a dramatic impact on neighborhoods and entire cities.

Wallingford Center

In 1985 we converted the former Interlake Elementary School into a vibrant mixed-use retail and residential complex now called Wallingford Center. Originally built in 1907, the building sat empty for many years. However, following our renovation, it quickly became the focal point of the neighborhood's rebirth. In addition to guiding the project through feasibility, community meetings and acceptance, and placing it on the Historic Register, we were responsible for the financing, construction and leasing. We continue to own and manage this highly successful center today.
