Development Goal
In order to convert the original Victoria apartments into condominiums, additional secured parking had to be built on the adjacent lot. The original zoning of that lot permitted the construction of high-rise buildings. But, since that would be out of character with the surrounding neighborhood, the zoning was reduced and new townhomes were constructed on top of the garage. This served to not only hide the underground parking, it added attractive homes to this historic neighborhood.
Project
- Condominium renovation and new development consisting of:
- Renovation of 50 original apartments
- Addition of five new units, converted from former maids' quarters
- Construction of a two-level underground parking garage
- Construction of 10 luxury townhomes over the garage
- The townhomes were designed to blend with the historic architecture
of the neighborhood with extensive use of brick, ironwork and
landscaping
- The quality of finishes in both the townhomes and the main building
condominiums is very high
- Careful renovation of the original 1921 building restored many of the unique details for which it had been known, such as individually painted crests on each apartment front door
- Recipient of 2002 AIA Housing award
Lorig Involvement
- Managed design, permitting, construction, financing and
marketing of the project
- Owners of the property for 20-years prior to conversion and sale as condominiums
