Development Goal
For more than 20 years the Moriguchi Family wanted to expand their flagship store to land they owned across the street. Due to the neighborhood being built on deep infill, supporting pilings for a new structure had to be particularly large, which drove construction costs above the point of feasibility. By including housing on top of the store and expanding the types of uses on the same parcel of land, these extraordinary building costs were spread over a larger project making each part financially feasible.
Project
- Mixed-use development covering two city blocks, consisting of:
- 70,000-square feet of retail space, anchored by the Uwajimaya
Asian Food and Gift emporium
- Food court of seven Asian bistros, a full service Chinoise
restaurant, and a Kinokuniya bookstore, an eyewear store, a full service beauty salon, a Washington Mutual branch, a Verizon phone store, and a Shisheido cosmetics store
- 176 apartments, both market rate and affordable
- 27 different floor plans are available, ranging in size from
studios to two-bedroom flats and townhouses
- Landscaped courtyards and decks
- Secured parking for 220 cars
- All apartments are wired for multiple cable and internet service providers
- This is the largest new housing development in the International District of Seattle. It was the first project completed under the City's real estate tax abatement program aimed at promoting development in economically challenged neighborhoods

- Managed programming, design, permitting, construction and
financing of the project, which included vacation of a city street
and extensive community relations
- Owners of the apartment complex
- Lorig Management Services manages
both the apartments and the
retail portions of the project
