Development Goal
To transform an auto-centric shopping magnet into a vibrant, live-able, more pedestrian friendly neighborhood where people can leave their cars behind. Including entertainment, housing, public art, walking paths and nearly 3 acres of green space around the new waterway.
Project
A 6-acre mixed-use development which contains approximately 50,000 square feet of retail space, a 14 screen Regal Cinema theater, and 387 market rate apartments, all constructed over an 850-stall parking garage. The large parking garage is shared with King County Metro as a park-and ride lot for the mass transit center across the street. The entire project is immediately adjacent to a $11 million, fully landscaped stormwater quality channel developed by the City of Seattle. This water channel provides public walking paths, art and green space to the residents of Thornton Place, Era Living, and the general public.
Located off Interstate 5 just south of Northgate mall, the project is bordered by N.E. 103rd St, N.E. 100th St. and 5th Ave. N.E. Construction started in May 2007 and was completed two years later in May 2009. The retail component, anchored by Regal Cinema, also includes neighborhood restaurants and services.
The project offers two types of residential apartments, the Plaza and the Creekside. The Plaza units are located in five story buildings at the center of the community, above ground floor retail. These units offer a variety of territorial views and compact urban living. The Creekside units are located in low-ride buildings along the lush City of Seattle Water Channel, and have upgraded finishes such as granite countertops and hardwood floors. Both apartment types include studio, 1 bedroom and 2 bedroom floor plans, and many have private outdoor space.
Era Living purchased an acre of the site across the water channel and developed 127 rental apartments for adults 62 years and older. Altogether, this site provides a diverse mix of public and private space, national and local retail, and housing for a wide range of residents.
Thornton Place is a LEED-NC Silver project as well as a LEED-ND pilot project.
Lorig Involvement
Lorig was the master developer, managing the programming, design, permitting, community relations, financing and construction of the project. Thornton Place is a public-private project, developed with partners Stellar International Holdings, King County Metro, and the City of Seattle.
Lorig Management Services manages the completed mixed-use project.
