Development Goal
The University of Washington needed to replace one of its largest family student housing complexes, because the existing 1940's apartments were beyond repair. The University also wanted to double the number of apartments, add a community center, improve the childcare center and renovate some additional buildings. This needed to be accomplished while minimizing the displacement of existing residents, maintaining the park-like setting, and coordinating with the surrounding neighbors.
Project
- Housing development for students with families consisting of:
- 400 apartments, ranging in size from one- to three-bedrooms,
in flat, loft and townhouse configurations
- Community center with gathering room, exercise room, and community
kitchen
- Childcare for 55 children, plus a center for 30 infants and
toddlers
- Spread over 24-acres, next to Sand Point Magnuson Park in
northwest Seattle, with careful preservation of the natural
habitat
- Apartments come fully wired for the University's Ethernet
and telephone system
- Designed for students, the apartments feature individual study
spaces
- Family oriented features include multiple outdoor play areas,
front and back doors, and washers and dryers in every apartment
- Easy access to public transit and special accommodations for bicycle commuters
- In partnership with the National Development Council, we established a standalone 501(c)3 entity that sold 100% debt coverage, tax-exempt, investment grade, AAA-insured bonds without financial or occupancy guarantees from the University, the non-profit or the developer project.
- Recipient of 2002 AIA Housing PIA award.
Lorig Involvement
- Managed programming, design, permitting, construction and
financing of the project
- Coordinated extensive community involvement in order to gain
acceptance and approval for the project, including the vacation
of a city street
- Lorig Management Services marketed and leased the project and continues to manage it under a long term contract. For more information, please see Radford Court Apartments.
