The Court 17 Apartments is a 128 unit apartment building consisting of a mix of studio, one and two bedroom units. Many units have spectacular views of Thea Foss Waterway, Mt. Rainer and downtown Tacoma. The apartments are built above a three-level, 300+ space, structured parking garage. The apartments are owned and operated by Lorig Associates and are available to the general public. The garage is owned and operated by the University of Washington, Tacoma, and is also open to the general public.

Court 17's downtown Tacoma neighborhood has undergone tremendous transformation over the past few years, including an expanding student enrollment at the University of Washington, Tacoma (UWT). This growing population required construction of additional parking within the UWT campus. Rather than meet the growing parking demands by constructing yet another surface parking lot, the UW turned to Lorig Associates (its partner on projects such as Radford Court, Nordheim Court and the Commodore Duchess) for alternate solutions. Through a Lorig/UWT public/private partnership, the University's need for additional parking and its desire to provide additional housing options to students, faculty and staff has been met. As a result, the project has added more vitality to the downtown core as well.

Challenges

Tacoma's downtown is re-emerging, so higher rental rates are met with resistance initially. Lorig successfully addressed this resistance with a strong promotional message about the advantages of living downtown and the benefits of living in a brand new building.
