Development Goal
The City of Eugene needed to increase its downtown parking by building a large above-ground parking garage. Local citizens were concerned that the garage would be an unattractive addition to the core downtown area, which was being revitalized. We recommended the addition of housing on top and commercial spaces at the street level in order to hide the garage and generate a variety of uses at the same location.
Project
- Mixed-use development consisting of:
- 170 market rate apartments, atop a 742 stall parking garage,
covering portions of two city blocks bisected by a city street
- Anchor to the downtown core of Eugene, Oregon
- Landscaped courtyards and decks, with private gardens and
fountains
- Apartments range in size from studio lofts to two-bedrooms
- All units are wired for cable and internet access
- Commercial space brings daily activity to the site, with a market, a tea house, and restaurants
- This was the first public/private venture of this kind ever done in Eugene
Lorig Involvement
- Managed the design, permitting, construction, community relations
and financing of the project
- Owners of the apartment complex (the City of Eugene retains
ownership of the parking garage)
- Lorig Management Services manages the apartment and the retail portions of the project
